About Lakeland Village's Patio Homes

The Lakeland Village Patio Homes consist of 66 homes within the Lakeland Village Subdivision: 22 homes on Waterway Court on the northwest side of Lakeland; on the east side of Lakeland are 11 homes on Gull Rock, 10 homes on Duxbury Pier, 15 homes on Bandon, and 8 homes on Ulmer.

Board of Directors

The Lakeland Village Patio Homeowners Association is a corporation formed for the express purpose of overseeing the lawn care of the patio homes in our community.  In order to accomplish this objective, the patio homeowners elect a Board of Directors to:

  • Determine what services should be included in the lawn care contract
  • Select the lawn care contractor
  • Set the lawn care annual assessment for patio homeowners
  • Assure that sufficient funds are set aside to meet any unforeseen contingencies related to patio homeowner expenses, such as non-payment of dues by one or more homeowners.
  • Represent the interests of the patio homeowners as elected members of the greater Lakeland Village Homeowners Association.
  • When necessary, assures that the Property Manager works with the lawn care provider to perform contracted services in a satisfactory and time-sensitive manner.

Lawn Maintenance

All patio homeowners are provided lawn maintenance for their individual homes through an additional annual assessment. (For current assessment amount, please contact the management company.) Lawn maintenance includes the following:

  • Sprinkler turn on in the spring and blow out in the fall;
  • Monthly sprinkler check and clock/timer adjustments (May through September);
  • Mow, edge, trim and blow-off of sidewalks and driveways weekly during the season.
  • Fertilizations, sprays and treatments
